Pricing Strategy
Based on the CMA, we'll choose a pricing strategy and set the price.

Home inspection - if you're unsure of the condition of key interior/exterior structures, systems like plumbing or pest infestations. An inspection also avoids any surprises after closing that can reduce your sale price.

Determine any contributions and credits (i.e. offering to cover buyer agent commissions) we can offer to secure offer.

Marketing Strategy
I'll help you determine a marketing plan to optimize awareness and reach to target buyers.
This plan will include:

Preparing Your Home for Sale
I’ll guide you through the following, providing you with local resources along the way.

Decide on whether you can move out prior to when your home is listed.

Declutter and depersonalize: remove personal items and excess clutter - especially important if you are going to stay in the home during the sale.

Repairs & Remodeling - per your pricing strategy, set a schedule for what needs to be done, when and how.

Staging: Professionally stage your home to help buyers visualize themselves living there. If this isn’t possible, I’ll help you organize. your furniture and rooms for visitors.

Listing Your Home and Marketing
I’ll list your property details, photos and any disclosures on the MLS, as well as the KW listing service and other syndication websites. The MLS will include any upcoming open houses. We'll also start promotions of your listing per the marketing plan.

House Showings
By showcasing your property with an open house, we will create and target a highly-qualified, localized group of buyers. Our strategy will include scheduled open houses, alongside personal tours onsite and local promotions, leveraging professional photography, videos and more.

Receiving All Offers
Our goal is to receive as many offers from as many buyers as possible.

Selecting the Offer & Negotiations
We'll review each offer together and make sure you know about any contingencies, closing timeline and other terms. We'll then decide to accept, reject or counter an offer - focusing on achieving the best offer and terms.

Managing Contract to Closing
At this point, you have accepted an offer and have agreed to all terms set forth in it. The closing process involves many steps, including setting up escrow/title, inspections and appraisals, that I will manage to ensure a timely close.
